Pre-purchase mold assessment situation

"Based on my overwhelmingly positive experiences, I wholeheartedly recommend the prompt, thorough, quality services provided by Enviro Health.

My home, listed for sale in Marlboro, New Jersey, was found in Township inspection to have a small spot of mold on the wall, and more in a rug. Although it turned out that the mold resulted from unauthorized pets and other neglect of a previous tenant, at the time everything from the roof to the air-conditioning system were called into potential fault. This occurred during the big regional mold scare resulting from the Asbury Park Press article.

The potential buyer brought in an industrial environmental service, and mold spores were found in the air, alarming the buyer.

The Asbury Park Press article referred me to treatment experts who referred me to Enviro Health as a very high quality firm for performing residential environmental analysis of mold.

Upon contacting Enviro Health, I received immediate information and counseling followed by a very rapid response site visit even though two hours of travel were involved on a holiday weekend.

On site Enviro Health performed extensive testing dictated by the precise details of the situation. Unlike other services I had explored or had contact with, Enviro Health procedures included on site use of a microscope and the latest recommended government agency collection methodologies, along with full awareness of collection compliance.

Enviro Health also cultured the samples internally for their own pre-analysis prior to making the decision of what should be sent to a certified testing lab. Since many samples were taken, this saved me considerable money in laboratory fees.

Along the way, Enviro Health provided valuable background and other supplemental material, extensive follow up, and up-to-the-moment tracking of relevant web sites. Enviro Health's extensive knowledge of limitations of measurement instruments and techniques was also very helpful in interpreting the analysis and report provided by the buyer's industrial environmental service. (EH: The client here goes into a description of what he feels the limitations of this other service were - which we are excluding out of professional courtesy since we weren't present at their inspection and cannot make a judgment.)

At the end, Enviro Health provided an extensive written report, identified the sources of mold contamination, guidance on inexpensive yet thorough treatment, and friendly and authoritative interactions with those on the other side of the house sale transaction.

Further, Enviro Health was very courteous and supportive throughout the process and charged very reasonable prices that felt to me like a bargain for the quality and range of services delivered.

In retrospect, Enviro Health provided far more service, far more thorough analysis, more accurate methodology in a far more timely and communicative manner and with better advice than other services charging twice as much or more.

Personally, I found the quality and value of Enviro Health to be one of those model gems of service companies one finds maybe once a year across all consumer services." - LL, now of Hillsborough, CA

Note: After the house changed hands, Enviro Health was hired by the buyers of the home to do follow-up mold testing after remediation. Six months later, they called and invited the Enviro Health consultant to see what they had done with the house.

Note: I neglected to ask for reference letters in the past, though many clients volunteered their names to be given out to prospective clients. Now that this letter has arrived and I see how useful it is, I will try to change my ways. Many thanks, LL & GH! There was also a matter of luck in that I was able to schedule this appointment so quickly. That's often not the case.

“Not knowing how we’d make out, we took a chance on calling in a service from the Internet, EnviroHealth Consulting, to check our home for air quality. To say the least, we were impressed with the thoroughness of the service. Under the microscope we saw mold at various areas of the house, even though air testing wouldn’t have revealed some of these areas. Plus, we learned that our chimneys were a source of mold that we hadn’t even suspected. We now have an easy-to-understand list of what to do to remedy mold, as well as other indoor air quality and electromagnetic field concerns.” – Mr. and Mrs. H, Pennington, New Jersey

“Thank you for such an in-depth and eye-opening inspection. As you know, we had had a previous indoor air quality inspection by another company where the inspector had no equipment, did no testing, and yet had us about convinced of the need to spend thousands of dollars in unnecessary air quality devices. That’s when we called you in after learning about your service in our doctor’s office.

So many questions were answered by your inspection. After you told us about protecting our ductwork from added-in moisture, we were dismayed to learn from the air tests that the lower zone with the relatively new humidifying system was contaminated with Penicillium while the upper zone, with no added moisture, wasn’t.

We were also concerned to find out that the electric fields in our sons’ bedroom were elevated but it was a relief to know that they can be reduced. And that leak in our new roof was certainly a surprise, as was the amount of Penicillium found in air samples in the attic.

Plus, after all sorts of tests, you found little mold in our three-times flooded basement. How nice to get that sort of news. Thanks, too, for sending a summary of the findings to our doctor.

We were very impressed with the service and have already told friends about it. I knew I was going to hear things I didn’t want to hear, and I did – but at least we know what we’re dealing with now.” – CP, Norwalk, CT

“We found our dream house and imagine our dismay when mold counts were off the scale! However, as we thought through the possible scenarios, we believe that we can get on top of this condition through instituting various clean-up jobs, plus installing an Ultra-Air unit for fresh air and positive pressure inside. We were pleased to hear of much that we can do on our own to bring these mold counts down. We know there is no guarantee, but feel the odds are in our favor. The time you spent on the phone with us, going over the pros and cons, was appreciated. Keep your fingers crossed.” – M/M B, Huntington, NY

“The insurance company’s Industrial Hygienist took several air samples and found one source of mold. The EnviroHealth inspector took a multitude of surface and air samples and found multiple sources of mold, plus the need for extensive remediation far beyond what the IH recommended.  We had immediate answers from the microscope.

EnviroHealth confirmed my suspicions, unfortunately. If I didn’t get my own inspector, I would have been in the dark. A little bit of remediation would have been done, but my symptoms would still remain. It seems to me that the insurance company would have been better off just having a more thorough inspection to begin with.” Ms. H, Far Rockaway, NY

"Though we still have work to do with an electrician, it was a relief to understand the electrical problems in our home. We sleep better even with the partial work which has been done so far. - Mr. P, Oyster Bay Cove, NY

"Now I know why I reacted so much in my father's house. Who would have thought that a roof leak from ten years ago could have resulted in such ongoing mold levels? - and the sewer gas coming in from the broken municipal sewage pipe was a shocker.
"At my house, I feel so grateful that you found the gas leak. The plumber said that it was at a dangerous level and could have been explosive. -Mrs. F, No. Huntingdon, PA

"My sensitivity to EMFs is much improved since fields from the wiring and grounding were reduced - and since I got rid of the innerspring mattress. I feel 80% better, and now we're working on the mold." -Ms. C, East Meadow, NY

"I was impressed with all the equipment you use and the thoroughness of the inspection. The report was very informative to us. I just wish it wasn't our house." - Mrs. K, Danbury, CT

"My coughing is much improved since I started using that vacuum cleaner you recommended. What an amazing machine!" - Mrs. E., Stamford, CT
